quitclaim deed
I purchasd ''as is''real estate property. The quit claim deed had the following sentence: This conveyance made subject to all applicable restrictive covenants, easements, right-of-way and oil and minerals that may have been previously reserved. Does this mean that I have oil and mineral rights or does it mean that I have no rights?

It means that if all rights to minerals have been reserved before you became the owner, you get none because there are none to sell. If your predecessors in title did not reserve all the minerals, you get what is left. The only way to know is have the title checked for minerals.
