Legal Question in Real Estate Law in Mississippi
Real estate purchase
I live in Port Gibson, Mississippi. I purchased a trailer home in Feb, 2007 and in my contract to purchase, there were items listed that they agreed to complete once my home was delievered, also, when they delievered they damage my kitchen cabients. I have contacted them several times and they have not returned none of my calls nor have they completed the items in my contract, is there a law giving them a time frame to complete all work or can they take their time? Again, they will not return nor respond to me. If there is a law or anything that can help me can you provide it.

You can complain to the BBB, the state attorney general consumer protection department and to their local television stations. You might be able to sue for performance, but I'd need to see the contract to know. But you could most likely sue them here in La.

What the other lawyer has told you is correct. I might add that the written contract itself rules and becomes the law of the case; and if no specific term is listed for how long the obligor (one who owes the duty) has to deliver the goods or services, then the law presumes that a "reasonable" time will be the rule of law. What is a reasonable time and what is not is a matter of opinion, based on facts, common sense and, for sure in Mississippi, prior case law; and that is why judges exist, to make those decisions and rulings of what is and what is not reasonable.
