Reverse Possession
My parents own Land in Mississippi which they haven't seen in 35 years. They do pay the taxes each year. My mom is (has been) afraid of squaters taking over the land through adverse possession. How can I address my mom's concerns as to whether this has happened and especially preventing it from happening. What needs to be done to keep the land hers - worry free. Thanks.

You need advice from a Mississippi lawyer, because the conditions that result in title by adverse possession differ markedly from state to state. For example, in many states, but not all, payment of property taxes is sufficient to prevent passage of title to a 'squatter.' Also, the period of holding differs.
The proper handling of your problem depends to some extent on the value and nature of the land. If the value is relatively high, or the property is of a kind that requires some management, you should act immediately to obtain an inspection, legal advice, and proper local management. Even if the property is vacant land, it may have market and/or income potential. Further, any property should be inspected for possible hazards such as pollution and dumping, erosion, dangerous trees, and so on.
If the property is not worth at least minimal supervision efforts, maybe you should dispose of it by sale, quitclaiming to a neighbor, or letting it go to tax auction.
