Problems of Inherited Properties

We(sisters and bothers) have property left to us by our parents. We have a niece living in our house. We want her to realize that we have the right to stay at that house anytime. We wish for all family members to assist in the upkeep and taxes. We wish for our niece as long as she lives there to maintain utilities and minor repairs.

What type of document do we use to communicate our rules to all the brothers and sisters and to our neice.

You could draw up a contract (list of all rules, regs, laws, by-laws, inlaws, outlaws, etc.) and have her sign it. Also include what constitutes a "breach" and what will happen should a "breach" occur
