rights to property after death( no relation)

We have an elderly friend and she wants me to move in with her to help take care of her , as she has no family left.Other people and neighbors want her to leave her property to them, but they will not help her.I would like to know what rights would I have if I lived there with her when she passes away, and what if she has made a will..will i be kicked out if she passes away.Or will I have any rights to the property? She is very elderly and she has talked about who she will leave everything to when she talks to my mother. but she has never said if she has made out the will or not.. I am worried for her safty and I also take care of my mom too..but I have a brother that stays here some times,so i told the friend I could maybe stay with her some too....We do all her grocery shopping for her and pick up meds and etc, I will tell you the truth I would hate to see these other people wind up with her property when they won't look after or help her....Thank You

Your friend can leave her stuff to whomever she wants. If you are not in the will, and you are not family, you will not have any rights, no matter how much you took care of her. Overall, the circumstances you present are too complex for an answer in a few sentences. I recommend that you, your mother, and your elderly friend all go together in consulting a will & estate attorney to ensure that the friend's estate is planned in the manner that she wants it planned.

Odds are that you don't really know if she doesn't have a blood relative somewhere. To avoid the appearance of undue influence,do not attend the meeting with her attorney. If you are going to provide services in exchange for the remainder interest in the home, make a contract and encourage her to consult with an attorney before signing it.
