non-circumvention agreement
Is a non-circumvention agreement unenforceable by law? I am just starting out in the note finding business and signed one of these for a company that said he has several properties he just needs buyers for however, the investor I found will not sign his copy of the non-circumvention agreement saying, no buyer will.

It sounds like the agreement you are referring to is something similar to an exclusive listing agreement, which can be enforceable depending on the specific language in the agreement. I would need to review the agreement to give you a more definite answer. There are ways to work around such an agreement, again, depending on the agreement.
