Transfer of Deed of Trust
If my husband and I divorce, and he allows me to stay in our home, how do we transfer the deed of trust and mortgage into just my name?

You will need to refinance the loan, paying off the old mortgage which was in both names, and taking on a new loan in one of you names alone (or with such other co-signers as may be needed or appropriate.)
