Co-Sign a Lease

If there is a co-signer on a commercial lease and the principal is injured, becomes ill or dies, what is the liability of the co-signer? The principal is a sole propriortorship and is the only employee. Therefore, if they are no longer able to continue working, the business will no longer exist.

There are some variables that change the general rule, and your factual description did not give anyway to devine. But, generally the so-signor's liability contiues to the end of the contract. Perhaps the lender will allow the co-signor to surrender the premises, so that it can be relet. This might lessen the debt owed by the co-signor to the landlord.
