Legal Question in Landlord & Tenant Law in Missouri
I am a commercial tenant into the second year on a 5 year lease. What rights do I have with regards to my landlord selling the entire plaza, including my business, to a company that will demolish the area and build a wal-mart? My entire livlihood is invested, and I need that five years to become a profitable business. Also, if I'm behind on the rent at all, does that have an affect on my rights?

Unless your lease agreement indicates otherwise, as lomng as you are curren ton yrou rent and not otherwise in violation of the lease, the new owenr buys yrou lease with the property purchase. In that case, they may have to buy you out in order to demolish the building. if you are somehow in violation of your lease, for delinquent payment, etc., then you may not be able to prevent the termination of your lease by the new owner.
