Does a landlord have to give notification to their tenants before ''dropping by to look at the place?''

It depends on the lease and it also depends on how often he drops by. A landlord cannot disturb the tenant's "quiet enjoyment" of the premises.

A lease, however, may expand the landlord's right to make unannounced visits.
