Legal Question in Landlord & Tenant Law in Missouri
As a landlord in the state of Missouri, St. Louis County, we have a tenant with a one year lease that ended on Aug 14, 2012. We gave a written notice six weeks ago that the lease was not going to be renewed. The tenant did not pay for July15 - August 14 rent,
The tenant moved out but the utilities are still in their name. We have tried to contact them by phone and by going to their new home. She just had a baby and we will try their new home this weekend.
Question. Can we just pack their remaining items which mainly include trash and some cloths, and drop them off at their new house or do we need something from the courts? Thanks. Bruce

It is rare for a landlord to deliver a tenant's belongings to a tenant's new address. Especially if they ar ein arears on rent. If you deliver the items you described, you may not be subject to any claim from the tenant, unless you somehow damage their property.
