Legal Question in Landlord & Tenant Law in Missouri

I am a landlord and the tenant is complaing on the basement leaking We notified them of this when they first looked at the house We did not put in in the lease, our fault, We even have shelving in the basement to keep stuff off the floor and their is ample attic space. We are wondering what we are required to do. There is plenty of storage room in the attic. We will try to use downspout extensions just want to see to what extent we have to go. Please help as we dont have $8000 to seal the basement.

If standing water could become a health hazard, you must abate the water somehow. Downspouts are good start. You might also consider a sump pump if practicable, or at least providing a dehumidifier and offer to abate a portion of the rent to account for the extra electircity use to run it. That is assuing the renter pays the electric bill. This has been one of the wettest Winters and Springs in memory. Many buildings are taking in more water than usual. However, if the premises is dangerous (mold is bad for you) it is your responsibility to fix it, unless the written lease says otherwise.

Good luck
