AQn undisclosed late fee policy is generally not enforceable in court. However, many tenants wind up paying it anyway, because it can act as do-not-evict agreement. If the rent was due on the first. The landlord can start evictionprocess on the second. The law does not put in a grace period either. If you feel you may be evicted, you should consult directly with legal counsel in your area. Many attorn eys offer a free or low cost initial consultation. Take your lease, and any letters or receipts with you.
Good luck
