Lease
If the lease was signed with a landlord and the property was sold to someone else, and no lease was signed with new landlord, are we still obligated under the old lease?

It depend on whether the lease is binding on the heirs and assigns of both you and the landlord. If so, then the landlord merely assigns the lease when he sells the property, and the new landlord picks up where he left off.
