I currently live in missouri with wife and kids, We signed a lease for a duplex back in Oct 2010 for 12 mnths but continued paying mnth by mnth until we got notice that our duplex was being sold into new ownership at the end of dec back in early dec 2011. We got a new lease from the new owners a few days before the new year. we did not agree with the new lease and are looking for a new place to live by feb 1st, but haven't payed this mnth's rent yet. The owners are now telling us we must vacate within 3 days or pay the new rent and penalties under the new lease they created that we haven't signed yet.. is this legal?

Depending upon what your previous lease said, you're probably a month to month tenant. As such, the notice after December first means that you must have out by January 30th. Since you did not leave immediately upon getting the notice, you owe rent for all time you all are in there. You well owe the fair market rental amount. Since you have not paid for January rent, and rejected the offered rental agreement, you may also owe statutory damages.
