Legal Question in Landlord & Tenant Law in Missouri
According to local police, In missouri a landlord is not required to give notice of entry. Thursday I had returned home and found 5 people in my house. The landlord said the house was being sold and so the realtor was showing it off.
Today I noticed a watch was missing. I called the cops but I was told this is a civil matter. What I'm wanting to do is prevent them from entering my house unless someone is there to supervise.
Can you file an injunction/restraining order against unsupervised access based on the fact that items were stolen? The local cops are allowing me to file a report for the theft but the trespassing they won't cause the cops said they are allowed in my house.
If I am way off base, what are my options?

Your landlord is allowed to enter at areasoanble interval to assess the condtiion of the premises and to allow potential buyers to see it. Most give the tenant notice, because they are liable for any damage or theft of the tenants' property. You need to tell the landlord that you are deducting the value of the watch from your rent, or if they prefer, they can pay you cash. Give them the option, and do it writing. They will nto want to do either, but they will be much more carefuel about allowing people into the property. They may raise hell with the realtor, who will call you before bringing people in again. If the landlord does not want to pay you, you may have to take them to small claims court.
