Is someone able to obtain a garnishment on your wages for unpaid rent without taking you to court? The original lease agreement had termed and the new lease agreement had never been signed due to the lack of maintenance.

Generally a ladnlord will be unable to attach any funds without suing you. In very rare situations, a plaintiff can get acourt to attach funds beofr ethe defendnat is served, where they is evidence of spoiliation of assets or fraud. I have not heard of a residential landlord being able to attach (garnsih) wages, without obtaining service upon the defendant in a landlord tenant action.
