Rental increase and late charges
What is the legal percentage for rent increase each year?
How much of a late fee can you charge?
What is the normal grace period before you charge a late fee?
Can an additional grace peroid be added after then first one and an additional fee be added?
How would the additional late fee be figured?

Nearly every question you asked, can be answered by looking at the written terms of the rental agreement. The law does not require a grace period for a payment to be considered late. If it is due on the 1st, and is paid on the 2nd, it is late. Parties can agree to penalties for late payments, in their agreement. No agreement, no penalties.
