I have a rental property a gril moving from so carol to kansas city wanted to lease house sent 3 mos rent lease in her name and girlfriends name they have had access since 2/12 and still have keys they had a disagreement last week and want to void lease and want all the money back what is an fair amount to return if any

Obviopusly, trhey owe for at least teh first month's rent/ If they can find someon else to rent teh property, then you shoudl only keep what the new renter does nto pay. I.e. they new renter moves in and starts paying on MArch 21st. You only keep rnet money for February12 to MArch 20. If they cannto find someon to take over the lease, then subject to the written lease agreement you made with them, they owe all that you have now, plus possibly more for future months. If they cannot find somoen to take over their lease, then you shoudl be able to keep the expenses of readvertsing and showing the property until the new tenant (that you find) moves in and starts payindg
