tenant abanded house

Our tenant left the house but they also left some furniture and a lot of clothes and junk. I do not know where they are. They were behind on their rent when they left. Can I go in and remove their stuff so I can rent the house. It has been three months since they left.

The safest thing to do is to evict them first. Get them evicted lawfully before you remove their goods. Their goods should either be stored (you can charge a fee) or you should make an effort to contact them and arrange for their pickup. There is a possibility they could claim "conversion" if you simply dispose of their goods.

It would be a good thing to contact an attorney and get some advice before taking any action.
