Tenant Eviction

If a landlord evicts it's tenants, (and the lease stands as void) and one tenant owes past due rent ammounts, plus damages and other fee's yet the other person has paid in full what they were supposed to, does the landlord need to take both parties to court to resolve the matter, or just the tenant who owes money?

If the lease is voided, it is possible that neither tenant owes anything to the landlord. The landlord may seek to get their losses or damages (such as damges to the property) against either tenant, in equity, But, IF the lease is void, the landlord is not entitel to any of the benefits or profits expected from the deal.
