I have two tenants on the lease at my property. They are boyfriend and girlfriend. Well they broke up and GF wants off lease. Can I just write up an addendum to the lease that says GF is no longer to be subjected to property lease terms and not to be on the property? My other option is to have BF sign new lease for remainder of original lease and then void old lease. But then what do I do about security deposit? Just move it to newly signed lease by BF and tell GF the two of them need to work it out?

Unless your present lease says otherwise, you cannot see excuse gf from a contribution suit by bf, should you expect him to pay the entire rent himself. Bf cannot use ex gf an excuse to not paying the entire rent. Should you choose to terminate the present lease, you owe the security deposit to whomever paid it to you. If you don't terminate the present lease, you have no grounds to prevent gf from using the property, as long as the lease is in effect. If you predict future friction between bf and gf, it may be best to allow them to buy out of the lease, or replace it with a new lease for bf alone.
