Legal Question in Landlord & Tenant Law in Missouri

In a townhome for 6 years now. The first year was in a lease, then month to month after that. If a landord accepts rent payments late with no late fees for the 6 years, then are they able to collect late fees now?

Sounds like You're in a month to month lease. As such, you or the landlord can alter the lease with a months notice. Sounds like your landlord is telling you that if you stay more than a month, rent is due earlier than previously.
