Legal Question in Real Estate Law in Missouri

If 2 sisters names are on a house but 1 sister moved out over 20 years ago & has not paid into the upkeep, mortgage, taxes or anything since they have been moved, what can 1 do to have that sisters name removed?

Puruse and action to quiet title alleging that sisiter two owes sister one recompense for the monies that one has paid into the upkeep. mortgage, taxes, etc. (minus 1/2 value of rent for that period)
