beneficiary deed

Missouri has a ''beneficiary deed'' form but New York does not. I am the proposed beneficiary in Missouri but the present owner of the property resides in New York. Will this document be valid in New York?

If the property is in Missouri, and the Beneficiary Deed was delivered to you and recorded in the County in Missouri where the property is located, then I would believe that Missouri law will govern. Upon the death of the grantor (in New York) you will need to file an affidavit of death with that recorder of deeds in order for the property to be properly titled in your name. At that time you might consider preparing a Beneficiary deed yourself or taking some other action to avoid the property being in your estate at the time of your death.
