I bought a House and added my girlfriend to the deed no we are splitting up and i need to know what rights and responsabilities we both have

Depending upon how you worded teh deed, you both own the house. You cannot sell it without her. and should share in the amoun t you get for renting it out in the future. Based upon the facts you described, you will need to get her to Deed her share to you. You might have to buy her share in order to get her to do this.
