In order for an attorney to provide you with competent legal advise, the attorney would have to know the relevant facts involved and would also have to review any written agreements such as the one you refer to in your question. Your question does not state what it is that you supposedly leased, nor does it mention anything about there being any option to buy. Your question does not really even tell us whether you are talking about real estate or personal property. I must assume that you are talking about real property since you ask about a "Quiet Title" action.
