Contracts for subleasing houses

What should a contract include for three people sharing a

house; one person has lived there 8 years, one has been there two years and a third is about to move in?

Your question is really far too complicated to answer in a forum such as this. Please be aware that many, many people have "shared a house" in the past and many of these people have had problems. Many of these problems have resulted in lawsuits, subsequent litigation and a great deal of expense and aggravation for all concerned. It is a daunting task for an attorney to try to create a written agreement containing all of the necessary terms and to cover every conceivable potential problem so clearly that the parties may avoid lawsuits and litigation in the future should any problems arise. This is not a job that a non-lawyer should attempt to do on his, or her, own. This is not a job that some form from an office supply store or from a website will do in any satisfactory way. This is a job which will cost a modest amount to have done right by an expert. Doing so will save everyone concerned a great deal of money in the long run.
