I want to leave my house (in my name only) to my
husband when I die, however I want the house to go to my grown children when he dies (by previous
marriage) what's easiest way to do so.

Easiest is to deed the house to your children, with a reservation of alifetime interest in the lates to die of you and your husband,

I completely disagree with the above response. I would advise you to have an attorney prepare what is known as a Beneficiary Deed. This Deed will only transfer ownership of the property upon your death. If you change your mind, or need the property for other purposes during your lifetime, you will be perfectly free to do whatever you want or need to do with the property. The Beneficiary Deed will grant to your husband a "life estate" provided that he survives you, and then, upon the death of your husband, grant the remainder to your grown children in fee simple. You will need to carefully consider how you would prefer the grown children to take title (joint tenants or tenants in common).
