Legal Question in Real Estate Law in Missouri

My mother in law owns a property that she no longer lives in. She is in a nursing home. The property is distressed and on the side of a highway. It is not on sewer but septic. It is also next to commercial development. Several buyers of distressed properties have passed on purchasing the property because of it's location. Does the property continue to stand till it falls down? What happens to property like this? Do we have any options to get this out of her name? There is no mortgage on the property, it is free and clear.

Your mother in law can give the property to you, sell it to you, or leave it to whomever she chooses in her will, beneficiary deed, or through a trust.

No one is under any legal obligation to improve the property unless there has been some action by local government to condemn it.
