proper legal contracts and ''subject to'' question

O.K. here is what i am wanting to do...Invest in residential homes with a lease option agreement for 2 to 6 six years,Then re-sell the property under lease option to a new buyer. As well as other legal real estate transactions.I am just starting to get involved and i need to know exactly what forms i need as well as where and when to put in any and all ''clauses'' to protect myself.There are some terms i also do not fully understand,such as exculpatory clause,extension clause,liquidaded damages. When and if i cantact a motivated seller i want to know exactly what forms i need in place,some i have Quit claim deed ,power of attorney and a few others.Is there a checklist of some sort i can go by?Also i will be getting involved with wraparound mortgages,seller carry back,and sandwich leases.I want to have all the correct and legal documents in place before my first meeting next week!!I have a motivated seller and i will be trying to purchase this as my primary residence(i currently do not own ANY home)Also i was wondering when to use my business name for this..or personal,i do not want to be liable for ANYTHING!!I have registered my company for a ficticios name what else do i need??Rather find out now rather than in court:) Thank You
