Property After Death

Hello, my mother passed away in August of 2008. She has a house that is completely paid off, that was in solely in her name. She has 3 children, myself, and my younger brother and sister. The taxes are paid up, and currently no one lives there. What do I have to do to change the ownership of that house and put it in my name? It has been agreed between the 3 of us that I take ownership of the house. Any advice would be much appreciated, thank you!

Since your mother owned the house in her own name at the time of her death, you must open a probate estate and dispose of the house and any other assets through the probate court. if she had a Will, the Will must be filed within one year of her death. If not, you should still open the probate estate as soon as possible.
