How to transfer deed-gift from grandmother

My husband's grandmother has 20 acres that is to go my husband. We would like to build a house there but we need to have the deed transfered to us first. His grandmother has no problem with this. How do we go about doing this the least expensive way and what kind of deed do we need?

The best way would be by warranty deed. It would be wise for you to get title insurance, so that you know what you are getting.
