You can transfer the house by deed. If ylu have mortgage, you can only tranfer what you own (the equity) If you have judgmetn liens, they will have to be addressed also. If you do nto wnat to trnafer the house now, you can pass it through your will. Whichever way you pick, there may be tax implications for you and/or your kids. Therefore, you should consult direclty with an attorney ofr accountant to see wheich method will lessen the tax burden. You may also create problems if you have to use medicare or medicaid within three years of passing title to the properrty.
