Transferring ownership of a house

How can I assure that when my husband and I die, our home which is free of liens/payments can go to our children?

You might want to consider executing a Beneficiary Deed under which the real estate would be owned by your children upon the death of the last of you and your husband to survive. You would need to also consider how to describe the children's ownership interest in the property (joint tenants or tenants in common.) The is the possibility that putting the property into a trust would be a better solution depending upon various factors. I would advise consulting with an attorney and then taking action.
