Any agreement is "binding" if all parties perform as expected. Some vebal agreements can be enforced through the Courts. Some verbal promises can become part of a written agreement. But, as to the transfer of team estate, there must always be done signed writing. You did not describe the facts if any particular contract, so it is impossible to evaluate whether the verbal statement, you have in mind, is binding.
