Beneficiary Deeds

My parents left me thier property in a beneficiary deed. What type of title or deed do I need to file with the recorder of deeds to put the property in my name for I can sell the property?

In the event that both of your parents are now deceased, you can bring the title to the real estate up to date by recording an Affidavit of Death with the Recorder of Deeds in the county where the real estate is located. Then, anyone who researches the ownership of the property can easily see that you are the legal owner.
