Legal Question in Wills and Trusts in Missouri
My father is giving us three acres of land. None of it is in writing yet and he suffers from mild dementia. My husband and I are wanting to start building on it though, and we are not sure what the first legal step would be.

Your first step is to see a lawyer because you are going to have to deal with document preparation, as well as possibly surveying, zoning, etc. Pending the lawyer's advice, you should also have your father evaluated by a physician to determine his competency to make the gift. There are also potential gift tax issues, or at least return filing issues, depending on the valuation of the ground, etc.
This is not "do it yourself" stuff.
