Can a Living Trust earn income?

My parents have a living trust in Missouri. Father has died, mother in a nursing home. Can we rent out the house that is in the living trust, and what effect does that have on the tax situation if the living trust is earning income? Also, if Mother dies, must we sell house or can we split rent amongst beneficiaries?
