Sale after death

After my death I want my estate to sell my property to a nephew for a price I know is well below market value. Can this be written in such a way to guarantee that this will happen?

Probably not. why wouldn't you just give it to him? What type of property are you talking about? If youhave real estate, you could prepare and record a Beneficiary Deed which would transfer the real estate to him upon your death if you still own it at the time of your death. In the meantime, you remain absolutely free to do whatever you want to do with the real estate, icluding selling it to anyone you choose during your lifetime. If we are talking about personal property, you may be able to obtain the same result using "t.o.d., or p.o.d." clauses, or though Specific Bequests in A Will or by using a separate list referred to in a Will. Overall, I would suggest that you consult with an attorney to develop whatever estate planning you need. Good luck.
