Will and DPA
My mother passed away on June 7th she left a will and papers making me the DPA but i am not a Attoney so i'm in need of Legal help to interped the Will and help me understand exactly what autority i have as far as handling the sell of the house and other affairs.

First, please accept my sympathy at the loss of your Mother. Any authority you might have had under a Durable Power of Attorney ceased to be effective upon the death of your Mother. However, you might have been named the Personal Representative under the Will. What needs to be done depends upon a variety of factors, and your question did not provide enough detailed information for an attorney to provide you with any sort of competent detailed answer. In all likelihood, there will be a need to open a Probate Estate. First, let me express my condolences on your loss. A few comments:
First, the DPA died with your Mother, so we need to move past that.
As to the will it is very difficult to anticipate how to respond without seeing the will and finding out what assets are involved, how they are titled, etc. We can follow up with you, or you may wish to see an attorney in or close the county where your mother resided.
Administering the Will in Probate has many variations, and, unfortunately the answer is "it all depends".
