How do I go about getting a POA on my 85 yr old mother? She has some form of Dementia (not diagnosed by a physician, since she will not let me take her). We have tried for the last 5-6 years to have her take care of this (also no will or trust and no Beneficiaries on her accounts). She no longer can live alone. Her apartment complex will not deal with me, since no POA. They won't even let me put in a work order to check out the black mold (?) in her air vents. I just need to know how to start this process and to follow some steps. Thank you if you are able to help me!

Unfortunately this is a very common situation, and never ends well. A guardianship proceeding may be your only option, and that's going to be costly. Sorry to say, but you can reach out to Adult Protective Services and see if they can intervene. If you stop paying rent for mom's apartment, then they may be more willing to speak with you when they don't get the rent. If they file an eviction, you'll now have a chance to tell the judge what's going on.
