verbal wheat agreement, how to terminate

i want to begin continous cover farming on 300 acres, i have a tenant and i did not notify him last year of my intentions

First step would be to talk to tenant and ask if he has any objections to your plans. If he says no, you have no problem. If he says yes, see if you can negotiate mutually acceptable terms to get him to agree. If you still can't reach a solution, discuss it with an attorney. In general terms, an oral lease for farmland is only enforceable for a period of less than one year. If this problem ends up in court and tenant says, "He just told me I could farm/lease this land last month."; can you prove him wrong? The judge will listen to him and you; then decide which one he believes. The best advice I can offer is to try and solve the situation without going to court.
