my mom gifted us a home does she just sign over to us ?how does this work?

You will need to have a deed prepared, executed, and filed with the registrar of deeds office. If you are purchasing title insurance, they can usually arrange this for you. Your mother will also need to file a gift tax return with IRS, for the fair market value of the home, which will require a recent appraisal. If you are not purchasing title insurance, then you will need to hire an attorney.
