What determines boundaries of lakeshore properties beyond the shoreline?

Who sets these boundaries?

There isn't one common scheme to all lakefront properties. It depends on the size of the lake, whether it was man-made or natural, and most of all how the property has been titled historically. Commonly, the property will be titled defining three borders by metes and bounds with the shoreline defining the fourth boundary. In some cases, title to some dimension past the shoreline is passed to the property owner to enable building docks and boathouses. Some smaller lakes will extend all adjacent properties to a center point in the lake like slices of a pizza. Sometimes the government will own the lake and land beneath it. If you have a problem, you should consult with a real estate attorney.
