Common law marriage

I have been living with my boyfriend for 3 years. In this time I

purchased the house we live in. It is in my name only and all

payments, utilities etc and have been paid from my checking

accounts. My boyfriend paid rent in cash only for first 1 1/2 years.

Since then he has spent about $20,000 in improvements on my

house. I am considering severing the relationship and have him

move out.

What are his rights if any? I have no problem reimbursing him for

work done minus unpaid rent amount, but he may try to argue

interest in the house which appreciated considerably.

Nevada follows the Lee Marvin case from California. There is an implied partnership between couples living together. Your boyfriend is probably entitled to one half the increase in equity in the house unless you have a written agreement otherwise.
