Legal Question in Landlord & Tenant Law in Nevada

I bought a house on Dec 29, with tenants already living in it and willing to stay and rent it from me. We agreed over an 1100 rent and we set down to fill a contract. I offered them to sign a two years lease and in return I will grant them one month free of rent - January 12. After we filled the contract I took it in order to type it in the computer and get it ready. Today I came over to the house to let them sign it and they informed me that they will not stay at the house and they are leaving at Feb 10th. Further more they told me that they have no money to pay for all this time they lived there and still do. My question is, is their consent to rent the house and pay the rent and their approval of the contract as we filled it together, considered a binding contract by law? Will it hold in court in case I decide to sue them? Thank you very much, Yonatan.

If they signed, you can probably get a judgment but if they have no money to pay, the piece of paper will be worthless. You may want to start a proceeding to evict and then find "paying" tenants.
