contract when buying my house
two years ago i started buying my home. the house had some leaks in the roof and in our contract it stated that the man i am buying it from would have it fixed. But with the frist rain of the season, the roof leaked at the swamp cooler, causing water to run down the inside of two walls and damaging them. this was two years ago. after many calls of trying to get him to fix it he has finally started repairs. while doing the repairs, we found mold, i contacted a specialist that said the whole wall needed to be removed and replaced. well instead of doing that, he just started to put sheet rock over the mold. not removing it. when i told him the wall needed to be removed, he told me that i could live with the repairs, or he would return my principal and i could vacate. my question is, can he do that? does he have to fix the walls right, or is it now out of his hands? if he had fixed it right two years ago, this wouldn't be a problem.

From your e-mail it sounds like you entered into a real estate contract with a lease option to buy it. Your landlord would be required to fix the roof and any residual damages from his delay in fixing it if you have written documents holding him to that obligation.
As far as potential remedies at your disposal, it would depend on what your end goal is; ownership of the home or return of your equity money.
