Tenant's Home BreakIn - Property Stolen - Who is responsible?

Unfortunately, our tenants had a break-in. The criminal broke down the front door to gain access. Some expensive video equipment was stolen.

Our lease does not require the tenant to carry renter's insurance and they did not have any. The tenant now assumes that 1) we should pay to fix the door and 2) replace the stolen property.

Prior to this tenant moving in, we put in a brand new front door, frame and lockset, however, the tenant is claiming that the strikeplates were not installed for the doorknob and deadbolt (they just closed into the wood/steel door frame) and this negligence contributed to the ability of the criminal to break in. The deadbolt was not engaged at the time of break-in.

If your tenants are not required to carry renter's insurance and there are defects in the security of the front door, you may be held liable for the property loss.

I would need to review your lease agreement and speak to you about the break-in to give you a better idea of your sitatuion.
