Does a tenant have to pay rent if an air conditioner goes out and the damage has been excessive (like leakage that have caused the walls to rot which needs repairing) and unbearable to live in. The landlord says we have to pay rent so she can pay for the repairs.

Re: tenents rights
Rent is due unless the landlord fails to repair after 14 days written notice from tenant. Then the tenant can either move out or pay for the repair and deduct it from hus rent.
